Ada County Housing Market Update — March 2026

C – Current Conditions

The Ada County housing market continued to build momentum in March 2026, recording the highest number of home sales so far this year. Both resale and new construction homes contributed to the increase, with new homes making up 45% of all sales—the highest share of the year.

For buyers focused on affordability, two areas stood out in March:

  • Kuna: 11–20 year-old resale homes averaged $450,000

  • Star: Homes 20 years or older averaged $460,000

These segments represented some of the most attainable price points in Ada County during the month.

Inventory also expanded in March, with 45% of current listings hitting the market during the month. About 32% of those listings are resale homes over 20 years old, many located in Boise, a segment that historically sells within about a month.

However, 21% of current listings have been on the market for more than 90 days, many of which are new construction homes in Meridian, including 11 homes in the Sagarra subdivision.

1. Spring Sales Momentum Is Building

Pending sales in Ada County have increased for four straight months, signaling strong buyer demand heading into the spring market.

  • 54% of pending homes are expected to close in April

  • The number of homes scheduled to close in April already exceeds the number of homes sold in February

  • Over 200 homes are currently scheduled to close in May

Together, these indicators suggest strong transaction volume for both April and May.

2. Certain Cities Are Heating Up

Several Ada County cities have seen steady increases in sales month-over-month from January through March, including:

  • Boise

  • Eagle

  • Kuna

  • Meridian

Kuna saw one of the most notable jumps, with sales increasing 47% from February to March after an earlier slowdown.

3. Pricing Strategy Matters More Than Ever

Homes that linger on the market often need adjustments.

In March, 81% of homes that sold after 24 days on the market had a price reduction before selling.

At the same time, some markets are moving significantly faster:

  • Boise: average 31 days on market

  • Eagle: average 36 days on market

That’s nearly half the time it takes homes to sell in other parts of Ada County.

R – Real Opportunities

Buyers looking for value may want to watch Kuna and Star, where older resale homes continue to offer some of the most affordable options in Ada County.

Meanwhile, the increase in new construction inventory in Meridian could present opportunities for buyers willing to negotiate, especially on homes that have been sitting longer on the market.

For sellers, homes in Boise and Eagle continue to move relatively quickly when priced strategically.
