August 2025 Ada County Housing Market Update
The Ada County housing market saw notable shifts in August, as sales volume declined in several major cities, while changes in location and property type influenced prices and demand.
Shifts in Sales Volume and Price Trends
Boise’s lower sales volume this month meant Eagle and Kuna accounted for a larger share of total sales (22.2% in August compared to 18.8% in July). Since these areas carry higher median sales prices, their increased share helped push up the overall county median. Boise’s own median sales price rose from July to August, while Meridian, Kuna, and Eagle all experienced slight decreases.
Among the three cities that made up more than three-quarters of August’s countywide sales (Boise, Meridian, and Star), sales volume slipped compared to July. Resale homes drove most of this decline, though Meridian stood out with a 10% reduction in new home sales.
Spotlight on Resale Homes
Older resale properties (20+ years old) showed the steepest drop in sales in August. However, demand for these homes remains resilient:

Nearly 40% of pending transactions set to close in September are older resale homes.

These properties are selling quickly, averaging just 20–30 days on market (DOM), nearly unchanged from July.

Their continued strong absorption suggests limited inventory, not fading buyer interest.
Inventory Insights
Centerville, a Meridian community, topped the charts for subdivision inventory with 37 homes available, priced on average below $500K. Many of these homes have already seen price reductions.
Interestingly, about 30% of all new listings countywide were older resale homes—properties that consistently find demand thanks to affordability and location.

Across Ada County, price remains the primary determinant of DOM. Even as median prices rise, well-priced older resale homes continue to sell quickly. The steady pace for these homes points to a supply imbalance rather than softening demand.
