Ada County Real Estate Snapshot — October 2025

As we head deeper into fall, the housing market in Ada County continues to reflect steady movement and a bit more breathing space for buyers — while still offering solid opportunity for sellers. According to the latest data from Boise Regional REALTORS® (BRR), here are the key points for single-family homes:

Median Sales Price: $549,900 (+0.0% year-over-year)

Homes Sold: 847 (+3.5% year-over-year)

Days on Market: 47 (+11.9% year-over-year)

Inventory: 2,125 homes (+25.5% year-over-year)

What It Means for Buyers and Sellers

For Sellers:
Prices are remaining firm, which is good news if you’re thinking of listing.
Listing now gives a chance to tap into those buyers who want to move before winter sets in.

For Buyers:
Smart timing and flexibility (e.g., looking at homes listed now, considering condition vs DIY, being ready with pre-approval) can make a difference.

For the Market Overall:
The trend in Ada County appears to be shifting toward more balance. Healthy inventory growth helps moderate upward pressure on prices and gives both buyers and sellers slightly more breathing room. That said, we’re not in a slow market — it’s still active and competitive in many neighborhoods.

Looking Ahead

As we move into the cooler months, here are a few things to watch:

  • Interest rates & lending conditions: If mortgage rates soften, that could lift buying power and stimulate activity.
  • Inventory trends: Will we continue to see new listings boost supply, or will things plateau? Watching the “months of supply” metric will be key.
  • Pricing discipline: Homes that are cleanly priced, well-staged, and in good condition are likely to shine. Overpriced or neglected homes may linger longer.

If you're considering buying or selling in Ada County this fall, the scene looks favorable: stable pricing for sellers, more choices for buyers, and a market that's gradually shifting toward more equilibrium. Whether you’re preparing a listing or shopping for your next home, now is a great time to start thinking through your strategy.
