Are Housing Prices Dropping in Boise, Idaho?

It’s one of the top questions I get asked as a local Realtor, in Boise:
“Are home prices finally coming down?”
The short answer? Not really—but the market is shifting.
What the Numbers Say
- Median Sales Price (Ada County): $549,900 (Boise Regional Realtors, July 2025)
- Year-over-year growth: +1% to +4% depending on location
- Days on market: 39 days, up from the frenzied pace of 2021
- Inventory: Slowly increasing, giving buyers more options
While prices have cooled from their 2021–2022 peaks, they’re not falling sharply—they’re stabilizing. Boise’s market is transitioning into a more balanced environment.
Why We’re Not Seeing a Big Drop
- Inventory is still low. Boise doesn’t have an oversupply of homes—especially under $600K.
- Demand remains steady. Out-of-state buyers, relocators, and investors still see Boise as a smart lifestyle and financial move.
- Rates are high, but buyers are adjusting. Motivated buyers are finding ways to move forward, especially as sellers offer concessions.
My Local Expert Take
This is not a crash—it’s a correction. The days of bidding wars and 2-day sales are behind us, but well-priced, move-in ready homes are still selling fast.
Buyers have more breathing room. Sellers need stronger pricing and marketing strategies.
I always tell my clients: Boise real estate today rewards those who plan ahead, not those trying to time the market.
